As full-service professionals, we know exactly what a real estate transaction costs. We are accountable to you; if we miss a detail and need an extra courier, that's on us. While other firms bill a base fee plus unpredictable disbursements, we provide a flat-rate model that includes almost everything.
PLEASE NOTE: Our team will request specific information from you during your transaction. To avoid additional costs and ensure a smooth closing, it is vital that you respond to these requests as soon as possible to meet lender, land titles, and legal deadlines.

What Our Flat Rate Real Estate Legal Fees Include
Our flat-rate packages are designed to be all-encompassing for a standard transaction. They include all regular disbursements when documents are signed in a single appointment at our Calgary office. This means no additional charges for:

Land Title fees to register one title and one mortgage

Two hours of purchase/sale related issue resolution

The Full-Service Advantage: Unlike "conveyancing-only" firms, your fee also grants you the security of a firm that can litigate if the deal goes south. Additionally, every real estate closing includes a complimentary strategic consultation for a Will & Estate plan or a Cohabitation agreement.
What is Not Included
To maintain transparency, the following items are examples of costs not covered by the flat-rate fee:

How and When You Pay

Purchases: Your legal fees are included in the final "balance to close" amount you bring to your signing appointment via certified cheque or bank draft.

Sales: Fees are deducted directly from the sale proceeds we receive from the buyer’s lawyer. You don't need to pay upfront unless there is insufficient equity.

Refinances: Fees are typically deducted from the new mortgage funds provided by your lender.

Transfers: Fees are due at the time of signing the transfer documents.
What to Bring to Your Appointment
When you meet with us to finalize your deal, please ensure you have:

Two pieces of ID: One must be a valid government-issued photo ID.

Certified Funds: (For purchases) A bank draft for your down payment and closing costs.

Void Cheque: For direct deposit of sale/refinance proceeds.
Real Property Report (RPR): With a valid Stamp of Compliance (for sellers).
